We have a list of preferred caterers at Olio. If you would like to request to use a licensed caterer who is not on our list, you must reach out by email. From our end, we will invite the caterer to come in for a tour, the caterer will have to produce their insurance certificates, and the caterer will sign our caterer agreement. A fee (set in your contract) will be added to your final invoice for this process and the caterer's ability to work at Olio will be pending our approval. The approval process must be completed at least 30 days before your scheduled event.

There are two main types of insurance for clients, both of which are recommended (not necessarily required): 1) General Liability Insurance - this covers you in the case of an accident caused by you, your guests, or your hired vendors. A standard policy is $1M per occurrence, $2M aggregate. Olio should be named as Additionally Insured and this is required for non-catered events as well as if you are doing DIY décor such as hanging lights or signage. We must have the certificate at least 30 days before the event. 2) Cancelation insurance - this is not related to liability, but instead to events that have to be canceled or postponed due to illness, accident, loss, damage, business closure, and more. COVID-19 is a standard policy exemption for cancelation insurance. You may purchase policies through many online sites or local insurance brokers. We have two recommended providers with extensive knowledge about events: Vensura and EventGuard. Note that all of your hired vendors must carry their own General Liability Insurance policy, per the terms of the contract.

Any car may park on the streets for free overnight. Parking overnight is not permitted in our back lot or the city parking lots.

Our preferred rental partner for furniture is PEAK Event Services. We will work out a delivery/pickup time directly with PEAK based on our event schedule. All other rentals and deliveries must be scheduled for within your event window. Additional hours may be added for an hourly cost on the day before or after for setup and cleanup, pending our availability.

All rentals and décor must be removed at the end of your event, unless other arrangements are made with us.

Everything must be off the premises and out of the loading lot at the end of the rental time. This is particularly important at night as we have guidelines from the city relating to hours of operation and loading.

Maybe! We do allow lights and drape and greenery from the ceilings, but need to approve your plans in writing. Please send them by email for us to review at least 30 days prior to your event date.

No, Olio does not provide any microphones, amplification, or sound systems. We have found that DJs and bands prefer to provide their own equipment!

We do! We have several options, including a ladder that can reach our 13-ft wall hooks. Ladders may only be used in our facility by insured vendors or clients with liability insurance. We can direct you to how to purchase a one-day liability policy if you would like to climb ladders for any decor purposes.

We get this question a lot! Typically, your caterer will set up all of the rental furniture as well as any of our inventory that you choose to use. All of the caterers on our preferred list can include this service in your quote. Alternatively, some clients choose to have the rental company do some of the set up or hire a staffing company to supplement the catering staff. Some clients choose to extend the rental window beyond ten hours or add an additional setup day so that they can place the furniture exactly where they desire. Ask your Event Manager about availability and rates.

Sure! We love to have you and your family/friends/vendors come for a walkthrough. These are "self-guided" tours, and they can take place really anytime we are onsite for meetings or tours. Just email us to schedule.

All candles must be in glass enclosures extending to at least one inch above the flame at all times. For safety reasons, no real flame candles are allowed on the floors or stairs as they can be knocked into or over by clients, vendors and guests.

While we love to have you "do-your-own" decor, we caution you consider a few things: Who will be setting up your decor? Sometimes decor is set up by hired vendors (florists, planners, caterers) or sometimes by friends and family. Because all setup time is included in your rental, it's not always feasible for friends and family to be onsite to set up, since they may be getting ready and dressed for your special occasion. String lights in particular often take a bit of time (several hours) to hang, especially if it's your first time doing it in our space. Anything hanging from the walls must be approved by Olio in writing. Please email us your plans to receive permission or feedback. We do have hooks in the walls ( at 9ft and 13 ft tall) for this purpose that are typically access by licensed and insured vendors. If you do use the eyehooks, be sure to remove any strings from them at the end of cleanup.

There is no onsite coordination included with the rental, so we highly recommend you provide your own, depending on the scale of your event. Day-of coordination at Olio can be arranged through Without A Hitch for an additional fee. Ask about our special discounted pricing for coordination at Olio! Or you can bring in your own outside coordinator or planner.

All rentals and décor must be removed at the end of your event, unless other arrangements are made with us. The following items are typically done by a caterer: Trash must be removed from the premises, and we do not provide bins, liners, or a dumpster. The wood floors must be broom swept (we have brooms). The kitchen must be wet mopped (we have a mop). Essentially, the space must be left the way that you found it, please! The bathrooms are always professionally cleaned between events.

We have a clear, concise vendor document (linked at the top of this page!) that must be shared by you with your hired vendors before the event. Please send that document to vendors 1-2 weeks before your event date.

We do not provide any tabletop decor or linens, outside of the furniture indicated above. We do have 1 easel in our lobby (which holds our Olio sign) which you may use as long as it's returned at the end of the event. Our add-ons are available to review online!

Because we are a dedicated event space, we staff our building for the time of your event. If the vendors show up early they will have to wait until staff arrives and are able to let them in. Early arrivals or late departures may be charged your hourly rental rate for overtime. Vendors should be told that they should not expect to get into the building earlier than the rental time.

Per the city of Peabody, there is no smoking or vaping anywhere on our property. Smokers/vapers will be directed to our front door and Main Street.

We have a limited WiFi service that is great for a few devices to connect to. It is residential size bandwidth, not commercial, and should not be shared widely with a large group of guests. As a general rule, we recommend downloading all music or files in case the WiFi is insufficient. There is also excellent cell service at our location. That being said, we do have DJs and other vendors frequently using this WiFi during events with no issues. Please ask the onsite venue staff for the password upon arrival.

Olio offers our space for up to 1 hour for a rehearsal on the day or two before your full-day rental with no additional fee. The date and time can be confirmed 2 weeks before your event date and will be scheduled around other booked events, deliveries, meetings, and cleanings. Typically, we offer rehearsal times 10am-4pm, although it varies by day. The space will be lightly temperature controlled during your rehearsal, so we suggest dressing appropriately. About half of our couples have an onsite rehearsal; some couples don't wish to have a rehearsal and others choose to practice at their nearby hotel or rehearsal dinner location. If you are set on a specific date or time, you may pay a fee to reserve the space for your rehearsal, rehearsal dinners, or pre-event setup the afternoon before your full-day event (pending availability).
