GETTING STARTED

We are thrilled that you have chosen Olio for your upcoming special event.  This historic space has been outfitted with every modern amenity to be the ideal space to host functions of all kinds.  We believe in providing a non-traditional venue so that our clients have more options to make the space uniquely their own. Without any decor, the soaring ceilings and cement walls feel "industrial chic" but we've seen clients transform the space with glitz and glam, rustic touches, romantic lighting, modern lines, whimsical details, and vintage furniture.  If you can dream it, it can be done at Olio.

It's all in those little details that make your wedding truly an event impossible to forget. And at Olio, we are proud to offer a variety of add-ons for all booked events. From lighting to drapery to furniture, we've got all the right elements waiting for your selection.

ROOM LAYOUTS

The maximum occupancy of the space at any given time cannot exceed 500 people (including staff, vendors, etc.).

FIRE CODE CAPACITIES

  • Seated Reception: 400 people

  • Cocktail-style reception (limited furniture): 500 people

Fire code capacities indicate maximum occupancy, but most clients stay well below those limits.  Most of our weddings with onsite ceremonies stay under 200 to have space for the ceremony, cocktail hour, dining area, bar, and caterer access, and to avoid having to move tables. 

 

Most of our cocktail-style receptions or parties are under 400 to allow space for a dance floor, bar area, lounge, welcome table.

The overall room dimensions on the 2nd floor are about 120 x 50 ft.

​

Clients typically create their own custom layout in partnership with their planner and/or caterer. Feel free to share your draft layout with us at any point in the planning process for feedback and we will ask for the latest version about one month before your event.

DECOR

Please review your contract for details about what is and is not permitted for décor. Olio does not provide all ladders or lifts.  Our roof beams are about 18 feet high and the low beam in the back is 11 feet high.  We have added hanging points at ~9 feet and 13 feet high along each of the long concrete walls. It is recommended to work with insured professional decorators (planners, florists, lighting and drapery professionals) to access any beams. Olio must approve in writing any décor you'd like to attach to the wall hooks, beams, or floors.

*Premier offers a service where they serve others’ commercially prepared food. This means that you can order from any restaurant or “drop off” service and use Premier as your caterer who will provide setup, service, bar, and cleanup.

BARTENDING LIST

Alcohol service must be provided by a 12C licensed provider, which may be your caterer or a bartending service. The 12C provider will inform you about their policies for serving and sourcing alcohol, in accordance with Massachusetts laws.

FURNITURE / RENTALS

Olio is proud to work with PEAK Event Services as our preferred rental partner. Working with PEAK will allow you to schedule delivery and pick up outside of your rental window with no additional charge from Olio, as long as there is no conflict with other events taking place. You are welcome to choose another rental service but if they cannot schedule delivery and pickup during your rental period, you will need to add additional overtime hours so that an Olio staff member can be available for your vendor.​ Your caterer or planner can set up a rental order with PEAK or you can reach out directly to:

SET UP / CLEAN UP

Olio is available to rent on the date before and/or the day after your event at a discounted full day rate.  Securing the space allows you the flexibility to set up and clean up outside of your event day rental period. If you choose not to rent the day before or after, we will make every effort to rent those dates at full price to another client. Therefore, be prepared to do all drop off, set up, clean up, and pickup on your event date within your rental window.

REHEARSAL

For our full day wedding bookings: Olio may be able to offer up to 1 hour for a rehearsal at no charge on the day or two before your event.  The date and time may be requested no more than 3 weeks in advance and will be confirmed at our availability and discretion. The time is for rehearsal only and not for set up.

PARKING

We are located in the heart of downtown Peabody, just minutes from Routes 128 and 1.  There are several hundred municipal spots within an easy walk of our location (map here).  The closest and largest lot is located at 86 Mill Street, Peabody.  It is a two minute walk to our front door.

​

There is metered parking all along Main Street, directly in front of our building.  We also have a loading zone at our front door, providing easy access for shuttle bus or rideshare drop off or pickup.

VALET

We have secured a partnership with a nearby private parking lot in order to be able to offer you valet parking for your events.  The valet company will set up attendants in the loading zone in front of our building to receive and return vehicles.

 

Valet is particularly recommended for winter events. During hours of heavy snow, the city will call for an emergency parking ban, and no parking is permitted on the streets, which causes crowding in the nearby public lots. 

​

In order to negotiate the best pricing for our event hosts, we have chosen VPNE as our exclusive valet provider.  Please reach out directly with all questions related to valet parking.  They will put together a proposal that includes the cost of the service as well as the fee from the parking lot owner. The valet company can also share with you the options for paying for the valet service.

OUTDOOR CEREMONIES

The closest outdoor park is the East End Veterans Memorial Park across the street, behind the library. Permits through the city are easy to secure through Peabody Parks and Recreation. No permit is needed just for photos - you can take them on any Parks/Rec property without reserving ahead of time!
